Real estate: tenants in the UK and the UAE
A UMNIII template for UK lettings, and a suggested setup for UAE tenancies.
Who it is for: Letting agents, landlords and property managers.
Scenario: A prospective tenant has made an offer and you need their identity, tenancy details and supporting evidence.
The problem
Applications arrive as emailed payslips, photographed bank statements and a tenancy questionnaire filled in on paper. Each applicant is chased separately, and nothing sits in one place.
What can happen
- A good tenant goes elsewhere while their application is chased.
- Bank statements and identity documents are scattered across inboxes.
Legal and regulatory context
Right-to-rent checks apply to residential lettings in England. Collecting a tenant’s evidence is not the check itself, which remains the landlord’s or agent’s responsibility.
This is context, not legal advice about your obligations.
A better process
Send each applicant one link. They verify their identity, answer the tenancy questions and upload their evidence, and you review the complete application against one request.
How UMNIII Verify helps
UMNIII Verify keeps each application’s identity result, answers and evidence together, so applicants are compared on the same information.
UMNIII templates for this
- Property Buyer / Tenant KYC. Identity verification, the tenancy forms, and proof of income, bank statements and right-to-rent evidence. Written for UK lettings and offered to Workspaces working in the UK, and to personal Workspaces.
Which Verify features help?
- Identity verification
- Confirms the applicant is who they say they are.
Establishes: That a government-issued photo ID was checked for authenticity and matched to a live selfie of the person presenting it.
Does not establish: It does not establish an address, a right to work or rent, creditworthiness, a driving entitlement, or anything about a company. - Custom information forms
- The applicant’s details, their offer, tenancy preferences, who will live there and the offer conditions.
Establishes: A structured record of what the recipient told you, filed against the request.
Does not establish: An answer is not independently verified because it was collected through Verify. It is what the recipient said. - Document requests and uploads
- Proof of income and bank statements; in England, the right-to-rent evidence the tenant supplies.
Establishes: That the recipient uploaded these files against this request, and when.
Does not establish: An upload does not establish that a document is genuine, valid, current or the recipient’s own. - Residential records check
- Checks the applicant’s name and address against residential records for the country where they live, where Verify offers it.
Establishes: Whether the person’s name and address match official or licensed residential records for the country where they live, where Verify offers that country.
Does not establish: It is available only for the countries Verify offers, and it says nothing about a property, a nationality or an immigration status.
Optional, added separately
- Residential records check: When the applicant lives in a country Verify offers for residential records, chosen by where they live, not by the property.
- Standard AML screening: When your policy requires sanctions and PEP screening of tenants.
UK property tenant UMNIII template available
- UMNIII’s Property Buyer / Tenant KYC template: identity verification, the tenancy forms, and proof of income, bank statements and right-to-rent evidence.
UAE property tenant Suggested setup
- There is no UMNIII template for UAE tenancies. Compose identity verification, Individual Details and the tenancy questions you need, with proof of income and bank statements as your process requires.
- UK right-to-rent evidence does not apply to a UAE tenancy; leave it out.
Information that may be collected
- The applicant’s details
- The offer: amount, type, proposed start date and tenancy length
- Tenancy preferences and occupants
- Offer conditions and disclosures
Documents that may be requested
- Proof of income
- Bank statements
- Right-to-rent evidence, for a tenancy in England
Countries and coverage
- A residential records check follows the country where the applicant lives, never the property’s country or their nationality, and only where Verify offers that country.
What Verify does not do here
- Verify does not perform right-to-rent checks, referencing, credit checks or affordability assessments. It collects what the applicant supplies.
How to create or adapt the workflow
- In UMNIII Verify, open the Dashboard. In “Send verification invite”, choose “Property Buyer / Tenant KYC” in “Start from a template”. Review what it fills in: any part can be changed for one request, and the quote follows what is selected.
- For a UAE tenancy, compose from scratch instead, with identity verification, the forms you need and the documents your process asks for.
- Add any optional check only where it genuinely fits your process. None is added by default.
- Enter the recipient in “Invitee Email”, choose how long the link lasts in “Link expires after” and, where offered, whether to “Send reminders”. Then press “Send verification invite”.
Create a reusable information form
- Owners, admins and members create forms under Custom Forms in UMNIII Verify: a name, then each question with its type, whether an answer is required, and any help text.
- Preview the form as the recipient will see it, save it, and it is offered under “Your forms” whenever a request is composed.
- One form can be attached to any number of requests and templates. Editing it changes future requests only; a request already sent keeps the questions it was sent with.
Save and reuse it as a template
- Once the composition is right, an owner, admin or member of the Workspace presses “Save as template”, gives it a name and, optionally, a description.
- From then on it appears in “Start from a template” beside the UMNIII templates. Choosing it fills in the request, every part stays editable for that one request, and choosing a template sends nothing on its own.
- To adapt a UMNIII template, choose it and press “Copy to this Workspace”. The copy is yours to change; the original is unchanged.
- A saved template is not edited in place. To change one, apply it, adjust the composition and save it again under a new name.
- Your Workspace’s own and copied templates are listed under Other / General in the credit calculator inside UMNIII Verify.
